Cities, states and governments have laws to protect citizens.
Our SCSH HOA corporation has governing documents. Upon purchasing a home here, each of you received copies of the SCSH governing documents, including the CC&Rs and By-Laws and agreed to abide by them.
The developer of our community, Pulte/Del Webb, wrote the original documents which govern our community. Until they left our community, we were not permitted to change them. Now that they are gone, we can.
This is your opportunity, the first opportunity for all people who own here, to vote on how we want to be governed, subject of course to local and state law.
On April 19, the Board mailed or had mailed — the following two items to all homeowners:
1. A copy of the governing documents on a “flash (or sometimes called a thumb) drive with the proposed changes. If you did not receive this thumb drive or would prefer the document sent via email or would like a hard copy, email [email protected] for the best format for you.
2. A ballot from HOA Elections Company which homeowners will use to vote on the items presented.

It is important that you vote. If you don’t, other homeowners will be making these rules with no say from you. And, according to California State Law, 51% of all homeowners in good standing must vote yes or no on any of the 4 rules, or another vote will have to held — and another vote will cost us all money.
